America’s Most Trusted Active Adult Resort Home Builder

Choosing the place to live during the prime years of retirement is a top priority for many 55 plus consumers. Central to shopping for an active adult resort community is finding a home builder that you trust to provide a high-quality home as well as deliver outstanding amenities and services. Lifestory Research has surveyed hundreds of thousands of people searching for an active adult community to identify resort builder brands they trust the most over the last decade. This year, in the Lifestory Research 2020 America’s Most Trusted® Active Adult Resort Builder Study, we found for the eighth year in a row Trilogy by Shea Homes is the brand most trusted.

As the 2020 Lifestory Research America’s Most Trusted® Active Adult Resort Builder brand, Trilogy produced a Net Trust Quotient Score of 116.1 and received the 5 Star Trust Rating in the study among people actively shopping for an active adult resort community. The most trusted brands, in order, included Trilogy, Toll Brothers, Taylor Morrison, The Villages of Sumter Lake, Del Webb, Four Seasons by K Hovnanian, and Lennar. Trilogy by Shea Homes received the best reviews and trust ratings among the most popular brands as judged by consumers. See the table for trust scores and ratings from the 2020 study.

2020 America’s Most Trusted® Active Adult Resort Builder

The annual study examines trust among customers actively shopping for a new home in an active adult 55+ resort community.  The ranking is from 12,624 opinions of people surveyed between January and December in the United States.  Brands included in the final rank list were those that were known throughout the United States as measured by brand awareness within the real estate industry. To qualify to participate in the study, participants must have indicated that they were aware of specific brands, over the age of 50, and actively shopping for a new active adult resort 55 plus home.  To be considered, brands needed to receive enough survey responses to achieve a 95% confidence level with no more than a 3% margin of error.  If a brand had a low brand awareness and did not have enough brand judgments, it was excluded in the national rankings.

The Lifestory Research Net Trust Quotient Score measures the trust people hold of brands in multiple different product categories, including active adult housing.  The trust score is formulated based on how thousands of people judge the merits of the brands in the study.  Study participants responses are classified and defined by three levels of consumer trust: Trust Advocates, Trust Neutral, and Trust Antagonists.  A Trust Advocate is someone who expresses significant trust in a brand whereas a Trust Antagonist vocalizes distrust in a brand.  Our research finds that trust not only impacts purchase intent and word of mouth expressions, but trust acts as a source of fuel that can lift brand impressions of quality as well as other brand attribute judgments.  

The rankings are based on the Net Trust Index Quotient Score. Scores are standardized across more than 300 brands and product segments included in the study, and then rank-ordered within each product segment. This approach provides insight into how brands are seen within the product category in which they operate and examine brands across industries. The Lifestory Research America’s Most Trusted® Builder Study explores new home shopper perceptions of home builders and examines how each shopping event and brand encounter impacts customers’ overall value perceptions of the home builder. The study investigates the questions asked when people are shopping. Who is the best active adult home builder? Do 55+ customers recommend the home builder? Which 55+ active adult home builder can you trust?  What is the quality of the active adult resort home builder? The study also identifies critical service standards that drive higher customer experiences and the bottom line.  The study addresses home builder reviews and summarizes net promoter, quality reviews, purchase intent, as well as a variety of other metrics.

Among the findings in this year’s study was the importance and role that real estate agents, realtors, and brokers play among people seeking to buy a house in a 55+ community. The process of the new home search is complicated and relying upon real estate realtors is can be an advantage to new home shoppers.  Search engines listing details describe the amenities that are offered in fifty-five plus communities, which can include clubhouses, pool amenities, fitness centers, workout spaces, social gathering ballrooms, informal meeting spaces, restaurants, golf courses, arts studios, crafts rooms, game rooms, and yoga studios. 

What Is a 55+ community? A 55+ community is a type of new home community that includes an age restriction status in which at least one person in the home is the age of 55 or older. 

Are Active Adult communities the same thing as a 55+ or senior community?  Many active adult communities are defined by the customers they seek to serve, which may include some form of age requirements; however, the term does not always contain an age restriction status.
